Our Crawlspace Sealing Services Help You Save Money
Unsealed crawlspaces are known for being major air leak locations. A significant amount of conditioned air can be lost due to wiring, plumbing, and HVAC system installations. These areas often go unsealed during initial construction or renovation, making them invisible problem areas, causing your energy bills to skyrocket.
When you have crawlspace leaks, you may notice uncomfortable drafts and uneven temperatures throughout the home. Second to the attic, the crawlspace is one of the most significant opportunities to save energy in your home. Crawlspace repair helps prevent cold floors and reduce drafts from below. It also mitigates the risk of mold growth that has or will form from the moisture that was present.
Bradley Mechanical’s step-by-step crawlspace sealing process
- Inspecting the crawlspace for major issues, meaning gaps and holes in the foundation.
- Removing all insulation from floors and plastic.
- Leveling the ground as much as possible and raking out any trash and debris to allow for a smooth crawlspace floor.
- Installing a 6mm poly liner. This is thicker than what most companies use to ensure it will last.
- Running the liner up support columns and walls.
- Sealing the liner to columns and walls with waterproof tape. We also seal any liner connections together to make a single sheet.
- Sealing all penetrations, including wiring, plumbing, and HVAC holes, with a 2-part foam.
- Sealing the foundation vents with foam board and spray foam.
- Adding insulation to the exterior walls to help prevent heat loss/gain in the winter or summer.
- Sealing the insulation to the walls with foam to ensure a tight seal.
Once complete, your crawlspace is a sealed and clean environment.

Frequently Asked Questions
What are the pros and cons of sealing your crawlspace?
Some of the pros to having your crawlspace sealed include preventing pests from entering your home, reducing moisture that could cause mold and fungal growth and increasing energy efficiency. While there are very few cons to crawlspace sealing, there’s always an upfront investment with these types of services. We also recommend scheduling annual inspections to ensure no additional areas are allowing air to escape.
How long after sealing a crawlspace will a house smell musty?
If your crawlspace smells musty or unpleasant, it’s a sign there’s excess moisture. Once we’ve successfully inspected, cleaned and sealed your crawlspace, the musty smell should clear up immediately. If you notice it sticking around after crawlspace sealing services have been performed, there could be another area of your home in need of inspection.
What causes crawlspace moisture problems?
Moisture could be entering your crawlspace in a number of ways. High humidity levels during hot summer months can be a major culprit, as can groundwater from saturated soil adjacent to or inside the crawlspace. Even leaking water pipes can contribute to moisture problems, which is why it’s critical to have a professional technician inspect all areas to address current problem areas and prevent future ones.
