Protect Your Home from Moisture with Crawl Space Encapsulation
Having moisture in the crawl space under your home is never a good thing. If left untreated, it can cause mold or rot fungus that can result in structural damage. Having to repair or replace the floor joists in your foundation can be costly.
Moisture can enter your crawl space in a number of ways including evaporation from the ground, drainage issues and outdoor air coming through open crawl space vents. Heavy rains can also cause ground water to rise up into the crawl space.
What is Crawl Space Encapsulation?
Encapsulation involves adding a heavy-duty barrier to cover the floor, columns, foundation walls and even the ceiling of a crawl space. This barrier is then sealed with waterproof tape. All foundation vents and penetrations like plumbing, wiring or HVAC ductwork are sealed with spray foam. Insulation is then added to exterior walls to help against heat transfer in the winter and summer. Finally, the insulation is sealed to the walls with foam to ensure a tight seal.
Benefits of Encapsulation
Encapsulating your crawl space helps eliminate the possibility of fungus and mold issues. This not only helps avoid structural damage but also makes your home healthier by improving the air quality. Your home will be more energy efficient, living conditions will be much more comfortable and your heating and cooling equipment will last longer. It creates an environment less suitable for pests and uninvited animals. Having an encapsulated crawl space is also an attractive feature if you ever decide to sell your home.
